Where were the board of directors? Management just as responsible as this office employee, right? The courts will probably say, “she has to pay it back” yea, right. She would have to have a way to pay this back with a prison wage of .12 cents per hour.

The previous owners lived only one mile outside of Breezy Point International and partly purchased the timeshare for the privileges of using the resort facilities anytime during the year when family and relatives visited. Otherwise, during the 10 years they owned the deeded week they used it for exchanging vacations to other resorts around the USA.
We had a professional closing facility take care of all the details and the exchange of ownership took place within 30 days. We have used our deeded week every year for the last 5 years and continue to look forward every spring early summer to using it.

Timeshare owners upset at the maintenance fee’s. That’s the one thing we have against “Points vs Deeded” timeshare properties and large corporations that run them.
We, my wife and I, own at smaller 5 star resorts and deeded only weeks. We have attended two of our resorts annual meetings and have had great responses to questions. With huge corporations have you ever attended an annual meeting to find out where you monies go? I doubt it?

It’s a fact! In spite of the glut of the many people who have owned timeshare properties over the years and are in the market to sell for little or nothing on the resale market it blows our mind on the growth of the retail market. Read this article.

Have you ever been to a timeshare board meeting where you can actually have a say at your resort? I’ll bet most of you haven’t! My wife and I own 3 deeded weeks of timeshare property at 3 different 5 star rated resorts. We have been to probably 6 annual board meetings at two of our Minnesota resorts over the years. All three of our resorts have excellent trading and exchanging power. We are not in the point system drummed up by the giant franchise resorts over the years.

My wife and I purchased a prime spring/summer (Memorial) week about 4 yrs ago at Breezy Point. It was a two bedroom unit with a beautiful hot tub enclosed within the unit right on one of Breezy Points golf courses. The sellers originally paid $10,000 10 years earlier. We decided to attend because the weather was perfect and we wanted something to do. The meeting was well attended by about 50 people. The board of directors, who also own timeshare at Izaty’s, were very informative in the questions and answer period, after the reading of the minutes of the 2015 operational functions of the resort. It’s 2016, April, and another overcast and rainy day. This past winter we did not take our usual timeshare vacation in Arizona or out west where we usually go for several weeks. It usually helped shorten our dreary winters here in Minnesota.
Looking out our kitchen window and counting out our pills for the next week seemed to be the norm. But we are looking forward to our first of 3 timeshare weeks vacation in 2016. Breezy Point here we come, next month. So, how do we get any sunshine during the long winters. Well, we turn on almost all the lights in our house and increase our intake of vitamin D.
We have replaced most of our lights in the house with the new LED light bulbs. From 60 watt light bulbs to 7.5 watts without losing the brightness of the 60 watt bulbs. Some friends of ours did the same and they claimed savings of $60 per month. Hard to believe. General Electric is getting rich. They closed their 200 employee plant here in the United States, moved their plant to China, and now build LED light bulbs with cheap labor and charge us really high prices for these new bulbs.
We replaced almost all of the light bulbs in our house at an unbelievable $300 to $325. So, what did we do with the other working bulbs. Well, we donated the bulbs to our local food shelf, which they accepted gladly.
I’ve gotten off path in this mornings post. Anyway, looking forward to our first timeshare vacation of 2016 this next month and hopefully we will have some sunshine while vacationing.

Timeshare Points – Simple Example
Let’s take an example of one spring/summer week we purchased on the resale market. The previous owner was a 2nd owner. We were the 3rd owner. We purchased the two bedroom deeded timeshare week for only $400. The owner we purchased the week from owned it for 10 years and paid $10,000. So, we got a beautiful week, right on the golf course at Breezy Point International Resort here in Minnesota. Click here for a photo of our unit that we use every year.
Now, let’s look at how it might have been sold in the point system instead of the deeded week system. All kinds of things are considered, so we will try to give you an example.
1. Points is considered on whether it is an efficient or one bedroom or two bedroom.
2. Points is considered based the time of year, winter demand, summer and fall demand.
3. Points will not give you the same unit each year you wish to use.
4..Points will not consider in a 52 week year how many owners will be sold.
Example: In deeded timeshare weeks usually only 51 owners will be sold. One week is left open for maintenance
5. Using points as an example for this one week. There could be maybe 500 or more owners depending how many points they purchased based on the time of year, resort highest demand week and lowest demand week one bedroom two bedroom unit etc, etc. You will never know how many buyers were showed a beautiful timeshare unit and sold points based on what was showed by the sales representative.
So, my point. The point system oversells the number of people per week and costs more money to the timeshare buyers. You also must pay maintenance fee’s, just like a deeded week owner, every year based on the cost of your points.

Annual Meeting for 2016 Pelican Green Owners Association – January 16, 2016
This is meant for timeshare owners in Minnesota, North Dakota, South Dakota and surrounding states who purchased a deeded or point related timeshare unit at Breezy Point, MN.
It’s our annual meeting at Pelican Green Owners Association and we are going. So what, you say. Well if you live within 3 – 4 hrs of the resort you might want to stop by and find out how the association is doing and what is being done to keep the facilities in good condition.
Let’s see, we have 4 units on the golf course. With 52 weeks in the year x 4 = roughly 200 timeshare owners in our complex. In past annual meetings with our board of directors we have only had about 8-10 people show up.
Let’s show our board of directors that you are interested in what is going on. On another note, check out the recent “great” buys on owners who are willing to sell for little or nothing. This is where we found a prime/summer week for $400 and the seller paid the closing cost. We now look forward to using this week every year and it is only 2.5 hrs from our home.

We took our annual 2015 timeshare vacation at Breezy Point International a couple weeks ago and had a great time. It is a Memorial week. It is a time of year when most of the school systems, in Minnesota, are still in session for another week or two. It usually means that the resort is pretty full on the Memorial week- end but the families leave Sunday evening because their kids are still in school. So, it is a fairly relaxing week for us. Breezy Point 2015 Timeshare Vacation
They left yesterday because they had to get back to work. It was fun sharing our timeshare unit with both of them. The first day, when the sun was out, we took advantage of being able to drive around and just relax and stop at some garage sales and then visit a truly tourist-filled town called Nisswa, MN. Pizza for lunch and ice cream for desert in a small shop packed with tourists.
The 2nd day it rained all day. So, we enjoyed that day reading books, taking naps and playing cards. That’s what we call having fun whether it is raining or shining. Timeshare is truly a stress reliever.

Believe it or not, my wife loves to cook and make meals while timeshare vacationing. That is one of the reasons we love our timeshare units. We don’t have to always eat out at expensive resort restaurants. Breezy Point 2015 Timeshare VacationThat can add a substantial expense to a person’s vacation budget. We do, however, treat ourselves to one or two meals at restaurants outside of our unit during the week. We are not reclusive shut-ins.

The benefits are having great meals without eating out. Other timeshare owners we have met over the years prefer to eat out while on a timeshare vacation because they are on vacation and don’t want to cook any meals. Well, why then buy a fully furnished timeshare? A hotel usually will do but each to their own, right?
What has impressed my wife and I over the years is that our timeshare association has really outdone themselves as far as keeping our unit fresh and updated. For example: Over the last 3 years we had not had Internet connections in our unit. We usually had to take our computers to the main check-in and recreation center in the picture above. To our surprise, this year we have Internet in our unit from which I am writing to you. Excellent!
Other things we noticed, new umbrellas on our deck facing the golf course, and in the master bedroom there is a new flat screen TV which we did not have last year. Our board of directors has done well in maintaining our unit. Also, whenever we have a problem in the unit, no matter if it is a week day or week-end, they usually send someone very quickly.
Another reason we look forward to our timeshare week, other than it being a Memorial timeshare vacation week, is Breezy Point has a contract every year to bring in the starting summer week entertainment of Elvis Presley. This impersonator has been entertaining here for close to 20 years. A really fun time for Breezy Point vacationers.

Hello everyone, We are back home from visiting several timeshare resorts in Oregon. We will bring up posts about our observations of those timeshare resorts shortly. Today, Oct. 29, 2014, and also this week we’ll start preparing for our annual timeshare week to The Village at Izaty’s here in Minnesota. For the first 10 years of ownership of our timeshare deeded week at the Village at Izaty’s, we used the week we own for exchanging to other timeshare resorts within the Interval International exchange system. We exchanged into Interval International and dual registered RCI timeshare resorts. These were resorts we would not ever have been able to afford and vacation in, had we not been timeshare owners. Since we owned timeshare properties, they were the best vacations we could have ever had with our family over the last 13 years. Of course, it was because we were given a $9,000 timeshare deeded property for “free” from a friend. The deeded week was fully paid for by this friend but it was not working for their family. A personal point of view regarding the usage of our week at this time of year. It is not the prettiest time of year. The colorful leaves of fall are pretty much gone. The view from our timeshare living room of the golf course is vacant of golfers. It’s a quiet week where you can relax inside by the fireplace and let the coldness of winter begin. As a timshare owner at The Village at Izaty’s, for the last 3 years, we have been using our fall week for an early Thanksgiving get together with our kids and our grandchildren. The rest of the week my wife and I sit by the fireside reading books and spending time together. The resort is only 3.5 hrs east from our home. Perfect for us! The check-in building is owned by the timeshare owners and managed by our association. The association is made up of all the timeshare owners who own timeshare deeded weeks at the resort. We usually try to attend the annual board of directors meeting every year. It is very well managed. If you are a timeshare owner, the annual meeting is on Sunday Dec. 6 at 1:00 p.m in the clubhouse. Join us, it is well worth finding out about your resort and its functions as an association. The meeting is well run and lasts only about one hour. It is usually quiet at that time of year at the resort. But it is perfect because our kids and the grandchildren live only 90 miles south of the resort on Hwy 169 north of Mpls-St.Paul, Minnesota. It is one time of the year that we are all able to get together except for one daughter in Oregon, but we just came back from visiting with her. However, last year she surprised us by showing up for our early Thanksgiving. The club house is large, and if you want to exercise you can do it inside and have a nice view overlooking the golf course. The club house also has a pool table, a movie room, and some arcade games the youngsters always enjoy. The resort has Internet connections throughout the club house and in all the timeshare units, No charge. unlike some timeshare resorts we have mentioned. The “Grand Casino” at Mille Lacs is about 10 miles to the North and we do spend a few hours of entertainment there during the week. Mathematically, Why Timeshare Makes Sense To Us – Because We Purchased On The Timeshare Resale Market…
Twelve years ago we purchased a Prime summer timeshare week at Tree Top Village at Lake of the Ozarks, Missouri. We purchased a two bedroom circular built timeshare unit built on the hillside overlooking “Lake of the Ozarks” for only $3,000. We have only used it twice during the last 12 years.During that same 12 year period we have exchanged our Tree Top Unit for other 5 Star resorts with great success.
Here’s why mathematically it makes sense. The annual maintenance fee is $365. Divide that $365 by 12 months. For $30.41 per month we are able to use 1-week every year at this beautiful resort or we can exchange into another 5 Star resort for $139 exchange fee.
In what motel or hotel can you vacation for $365 per week guaranteed every year.
Since our purchase 12 years ago, the resale prices have dropped even more. You can find out about “resale” weeks by contacting the resort direct. Many resale weeks are now in the $500 to $2,000 range. This resort does not cater to RCI Points. It is associated only with Interval International and its exchange members.
One of the reasons the maintenance fee’s are lower is because the resort does not rent any units out to the general public. The facilities are extremely well kept.

I don’t believe the “Vacation Ownership For Less” program was in existence at the time that we purchased our “Memorial Day WeeK” from the previous owner for only $400 (Click Here To See Our Unit) and the maintenance fee was already paid.
We have been to several annual timeshare owner meetings. The 5 or so board members at Breezy Point are owners in our 4 unit timeshare building as well and have volunteered to make sure that our maintenance fees are used responsibly. The maintenance fees have remained very stable over the last 4 years.
Our maintenance fees are approximately $635 per year. We budget $53 monthly one year in advance and have next year’s vacation paid for by the time Dec. 31 rolls around every year.
We look forward to our “Memorial Week” vacation every year. As timeshare owners, we have use of the entire resort facility and discounted services for which there may be a fee.
We are also entitled to use the facilities anytime of the year at discounted rates or for “free”.

Since Breezy Point is only 2.5 hrs. away from our home, we also attend the annual meetings. Our board of directors is made up of actual owners in our 4 unit timeshare unit. They do an excellent job and are always open to any suggestions which may improve the units. We have not had any maintenance fee increases in 3 years.
