The look of frustration of a Westgate customer. We believe one of the reasons for these types of situations is Points vs deeded timeshare properties. Think about it. When can most families travel? Holidays, right? We saw this first hand while at a Westgate resort several years back. Because points give you the ability to use one or two days during the week or on week-ends and then check out after using one or two days the rooms or units have to be cleaned. So , if Westgate rents out two and three days during the week these units have to be cleaned before other customers check-in for their weekly rental or two or three day rental. With weekly exchanges only one cleaning is done.
With the purchase of deeded weeks we trade for weeks. With points a unit may have to be cleaned several times a week. Not an ideal situation. More wear and tear.

Hello fellow timeshare owners or prospective timeshare owners. Just ran across this “ad” by a timeshare owner who, I’m sure” paid a pretty penny for a 3 bedroom timeshare in Florida with Westgate Resorts. They are willing to give their deeded unit up for “Zero” cost and with this years maintenance fee’s paid.
This is one my wife and I would usually snap up quickly, as this is how we got our first timeshare some 15 yrs ago and we still own today. We are just saying that their are good deals out there in the resale market today.
But be cautious, check out the maintenance fee’s and taxes and also verify the closing cost and who can transfer it for you. We have on our website a closing service that we used and the seller paid the closing cost just to get rid of it. Also check if this is a real deeded week or a point related week. Couple told by WestGate Lakes in Orlando that their timeshare vacation no longer exists
KNOXVILLE (WATE) – A Knoxville couple faced quite a dilemma when their timeshare company told them they would no longer honor their vacation.
For years the Browns have enjoyed spending vacations with their family. Since 1995, Brenda and John Brown have enjoyed spending vacations with their family at their timeshare with WestGate Lakes in Orlando. However, their enjoyment ended last summer when they were asked to meet with a salesman.
“Here came three salesmen. They wanted to take us to a table to talk to us. ‘We are no longer offering what you have and says, well I’m going to offer you two weeks vacation for $17,000 in exchange for what you had,” said Brenda Brown.
The Browns timeshare deed and contract paid years ago called for a one week vacation every two years. However, the salesman told the Browns they could no longer honor that vacation. The couple said they were told a letter had been sent to them explaining their vacation plan didn’t exist.
“We were there a week after that for the vacation. They never once contacted us at all,” said Brenda Brown.
The couple asked to see a copy of the certified letter that was sent, but said the company didn’t have the letter. Disgusted, the Browns sent two letters: one to the president of West Gate Lakes of Orlando and the other to the Board Chairman, but the executives never wrote back. Then, at the end of last year, an invoice for their yearly maintenance fee arrived even though they were told their plan no longer exists.
WATE 6 On Your Side reached out to the company to understand their side of the issue. We sent a detailed note to WestGate Lakes in Orlando. Within one day, a response came back that the company was checking into the dilemma.
“This lady called and she was a director of Westgate. She said, ‘what can we do, to make you happy?,’” said Brenda Brown.
Brenda Brown said she told her they wanted to hand over their title to Westgate Lakes of Orlando and be done with it. She said the company agreed to a quitclaim title which they’re told should arrive within weeks.
John Brown said he wasn’t expecting such a great outcome. Brenda Brown said she’s thrilled to death because they have been fighting with the company for so long.
The Browns said Westgate Lakes of Orlando apologized to them for any misunderstanding that may have taken place and for the frustration they felt.

Should you attend any timeshare resort presentation, for the “free” gifts, you must have nerves of steel to get through the presentation and receive your “free gifts”. Also, you do not have to sit through 2-3 or more hours. You must follow the fine print at least 90 minutes and in some cases they are now requiring 2 hrs of your time. At the end of the required time the fine print specifies you can insist they give you the gifts they promised.
The problem is usually a room full of other people sitting at tables close together where they are also being pitched timeshare. Feeling that you don’t want to disturb these other people is where the “nerves of steel” comes in. You must firmly insist that you do not want to buy and insist on the promised gifts even if you have to raise your voice.
We have been to lots of presentations over the years but we purchased our timeshare weeks on the Internet and on the resale market. We own 3 deeded weeks of timeshare with only a total initial investment for 3 deeded weeks at great resorts for less than $3,399.

Have you ever been a hostage, or so it seems, to a timeshare presentation during your vacation that was supposed to last 90 minutes?
Well, we have and we should have known better. Over the last 13 years, we have been to over 20 timeshare presentations. We own 3 deeded weeks at 3 – 5 Star rated timeshare resorts. Not one was purchased at retail prices.
All 3 were purchased on the timeshare resale market for 10 cents on the dollar. Before we make a commitment to a timeshare presentation, we always mention that we already own 3 deeded weeks, and we make sure that the person doing the registration makes a note in the initial paperwork. That has saved us some grief and in some cases outright hostility by a sales person or manager. Our conscience was clear when we have pointed out the notation on the reservation paperwork.
Here’s the clue to recognizing that you will probably become a timeshare hostage.
It begins with a bus ride with a group of other people to the resort where the sales pitch begins.
The story: We had exchanged one of our timeshare weeks into Las Vegas, NV. As we were strolling through several hotel/casinos on the strip in Las Vegas enjoying our vacation, we were approached by several sales people representing timeshare resorts. This particular hotel/casino was at the Excalibur.
The draw to us was show tickets to Excalibur’s show called, “Tournament of Kings” along with a meal for two.
The timeshare presentation, however, was to the Grandview at Las Vegas, which was 4 miles South from the Excalibur and we had to go as a group, enough to fill the bus. It was tightly controlled and managed by the Grandview employees.
Now think this through. Timeshare presentations are for 90 minutes, right? But many of you have been to presentations that have lasted 4-5 hours. That means if one or two couples or more feel like a hostage for 2-3 or more hours, the whole bus load of people is held up for 2-3 or more hours.
No more bus rides to timeshare vacations for us. The show tickets were well worth it, but the hostage part will never be repeated.

This clause in a timeshare contract is a question you should ask about. The problem is that a purchase of a timeshare during a presentation can be stressful and almost 100% of the people buying would never even think about it during the closing process. What it means to my wife and I is a hold up of your ability to sell to anyone at any price by the developer. The developer is in control of the process. It should not be part of any timeshare contract. We do not have this clause in our ownership.
